Patios - Stress Less Buying Considerations

Plan ahead for a great Home Improvement result.

Use this Checklist to vett your Patio supplier

*       Most shade structures look fabulous when new, however if you are not supplied high tensile steel framing and posts, without concealed fixing components, they soon deteriorate to look unsightly and potentially become unsafe.  

*       Roofing sheet claims offering such things as “Kaolin” or Titanium Oxide as possessing miracle insulating properties should be viewed with skepticism as they are merely components of paint.  Charging for extra layers of “paint” is highly a questionable marketing practice – especially when compared to genuine Colorbond or a genuine insulated panels usually available for a similar or lower cost. 
*       The more elements within your design, the more important it is to do business with a Licensed Builder with a trained and well supervised team plus a reputable Branded product with a reputation to uphold.  We are backed by the Stratco Outback whose national reputation of patented structure is backed by meaningful guarantees. We cover all work under the BSA (government regulated insurance protection) and Builders Guarantees. 
*       Companies which outsource work to subcontractors lack the controls to ensure meaningful protection under law to purchasers if their project doesn’t go well (if your roof leaks, you need to know it will be fixed).   
*       If you were to visit cafés, you may notice typical canvas type covers.  These are rapidly impacted by mould; they trap vermin, leaf litter and bird droppings that are unsightly underside; they are also easily damaged in storms; not well insulated and give the impression of being in need of replacement with a short time of purchase.  They are a high maintenance solution and normally no less expensive than a solid roof cover.
*       Some companies save costs by not offering a council approved structure at all.  Would you not expect this to be part of your contract?  Their documentation doesn’t always make this clear, as there is a pre-approval stage to commence works, and another to certify the structural integrity in accordance with Engineering Standards at the end. Some only do the first part, and let you find out the bad news after yours is built and paid for and it is too late to complain.  Ask questions to satisfy yourself that you won't be at risk of being forced to replace your new structure if it doesn't comply with council regulations.


     Other cost savings may be offered by companies that leave out important components to the structural integrity of the roof.  So which part of your roof would you be prepared to leave out?  We build the Stratco Outback as it was engineered to be built.  We don't cut corners.  Yet many of our competitors do so in order to win a sale.  You may be happy with that until a major summer storm hits.  As the saying goes - you get what you pay for.  When you ask for a discount, check what may have been omitted from your design.

 
Do your own research to assess the lifespan requirements of your structure;
- determine whether your needs are practical to add immediate lifestyle amenity or to add value to the investment you have made in your property

Check whether the company you want to use provides full control and covers cost of council approval as we do -  indeed will you get an approved structure at all.  If there is no approval there is nothing on record to protect your interests or to achieve redress from who installed the structure.  There is no obligation to honour any Guarantees they may have implied to you to win your sale.
